Location matters.  I am sure you have heard that when it comes to real estate it’s “Location, Location, Location”.   Location is a major factor for demand, supply and home prices.  If the location is seen as a great area, there will be high demand, lower supply available and usually higher homes prices.  Inversely if the area is seen as a not so good area, you will see lower demand, higher supply and usually lower home prices.  There are several aspects of an area that may make it more desirable than others. Some deciding factors are:  crime rates, ranking of public schools, amount and type of medical facilities, amount and type of commerce, and also public road and transportation options.

There are many different types of home buyers.  And there are many different types of homes and locations available.  The first time buyer will probably have very different needs and wants than a person buying a retirement home.  Location though will always be a consideration for almost all buyers.

In today’s market, home prices are climbing due to appreciation.  It is important to know that not all areas have the same rate of growth or the same median homes values.  We can all imagine that living in California will be more expensive than Georgia.  Additionally where you live in each state will also make a difference; like living in a metro area, or by the water or even in the country.

Demand often dictates value, even for houses in the same area of the country. High demand for starter and trade-up homes have driven prices up in these categories by nearly 10% over the past year, while those in the premium markets have appreciated at closer to 6%.

As you can see, South Carolina is in the “Goldie Locks” zone.  South Carolina has reasonable median home values while offering home buyers plenty of options.
